There are more options, less pressure to make a quick decision, and therefore less stress. That just means people have more room to make the right move for them, instead of just trying to get into a home right now.  

The challenges that come with the market normalizing include sellers feeling like they’re missing out on a lot more money. In addition, buyers worry about taking action when rates are so high. One thing that got lost in the market we had before was just how stressful the conditions were for buyers. With the multiple offer scenarios and how quickly homes were flying off the shelves – buyers felt a lot of pressure to make quick decisions, which increases the risk of buyer’s remorse. Now that the market has normalized, buyers can take the time to look at the home, really analyze the numbers, and find the right house for them. Buyers have a better opportunity now than they’ve had in the last 8 years.

Now that we’ve shifted from an extreme seller’s market to a more normalized one, there’s a real fear that sellers are going to lose money by putting their home on the market right now. Even though the home values went up a lot in 2020 and 2021, that was quite anomalous and it was basically play money. It’s important for expectations to be grounded in reality. It’s an agent’s job to prepare clients for what’s actually happening so reduced prices and seller concessions don’t come as a shock.

Buying a home is an emotional decision, but it’s also a financial investment. It’s important to always remember that because it can mitigate some of the fears around rates and buying right now. Just like any financial investment, the market’s going to ebb and flow. If you’re in it for the long haul, it doesn’t matter because even in a flat market, you’re still increasing the equity. Your home is like your secret savings account, it’s money that grows in the background and by and large, the market conditions don’t change that.
