Letting go of the last market 

Sellers today are likely to be focused on the comps of 2020 and 2021, but one thing we forget to take into account is that the markets aren’t exactly like for like. It was really hard to get a clear picture of the comps in the market when there was an inventory of 5000 homes. Now we’re up to an inventory of over 20,000 which gives a better indicator of what’s really happening in the market. 

We don’t have a crystal ball for the market 

When interest rates go up, buyers get nervous about going through with a transaction, but very often, waiting ends up being more expensive. It’s not really as simple as waiting for interest rates to drop, because we don’t have a crystal ball about where the market’s headed. What we do know is the market right now, and this could be the best time to get into a great home at a great price.
