Sarah and Jesse Morales On Getting on Queen Creek, Eastmark & How to Get Ahead of a Changing Market

Everything going in this real estate market has given both buyers and sellers great pause about pulling the trigger on a transaction. Buyers are uncomfortable with how high interest rates are, and sellers are hoping for home values to climb again before putting their home on the market.

Even though the hesitation is seemingly driven by different circumstances, the solution for both buyers and sellers is exactly the same. While it seems prudent to sit on the sidelines until things change, the truth is there’s no time like the present. You can’t get a better deal than the one you’ll get right now, and better yet, there’ll be a lot less competition. There are many people secretly in the market already, looking at homes, getting pre-approved, biding their time and waiting for any slight change to pounce. Wait any longer, and you could be missing out on something great.

How do you get ahead of the market? In this episode, husband and wife team and co-CEOs of The Morales Group, Sarah and Jesse Morales share why it’s better to pull the trigger on a transaction now, predicting the growth of Queen Creek and why they love Eastmark.

Key Points

Getting ahead of the market by going in early on a growing area

Anytime you get into a community in its earlier phases, you’re able to get more opportunities to grow your investment. You get the benefit of climbing property values, the new amenities and all the things that come with an area on the verge of a boom. Sarah and Jesse lived in Queen Creek 13 years ago, when it was still mostly farms and before it became the in-demand area it is now. They saw the vision for what it was going to become very early, it’s come true in spades. Now they are in Eastmark, another community that’s got a whole lot of room for growth and opportunities.

Buy before the market gets wild again

Because of high interest rates, a lot of buyers are opting to sit on the sidelines in the hopes of a better price later on. The problem is, there’s actually a lot of pent-up demand, clients in the pipeline, and “shadow buyers” who are waiting for the same things. Not only will competition be higher for homes if you wait, but a lot of the concessions you can get now will be gone. Once rates fall, the market will go back to the multiple offer madness, so why not take advantage of the lull right now? If anything, be out there looking so that you’re not on the backfoot when affordability improves.

If you need to sell your home, don’t wait

This certainly isn’t an easy time to be a seller, so if you don’t really, really have to sell, it might be better to rent it out. If you have to sell, there’s no time for humming and hawing, the time to strike is now. Home prices are just going to continue to grind down, so the longer you sit on the sidelines, the less your home is worth. The goal is to get ahead of the market so that you maximize your opportunities before prices go down again.
