Dani Miller On Southeast Pinal County, Horse Property & Understanding the Market We’re in Today

Between buyer hesitation and sellers struggling with the new reality of the market, half the job of an agent right now is putting clients at ease so they can see their own goals through the forest of stats, listings, interest rates, and home values.

For buyers, there’s no better time than right now to get into a home – if you’re worried about how high your payment will be, it will likely be higher in the near future. For sellers, it’s better to focus on what’s going on right now in the immediate area around their home, not what was happening in another area a year or two ago.

Real estate professionals have to ease the buyers and sellers into the market as it is now, and that requires more coaching, education and research than ever before.

In this episode, seasoned Arizona agent Dani Miller shares how she’s dealing with this market, and her favorite areas to sell like Southeast Pinal County, White Mountain and more!

You’ll also learn;

  • What matters to people who are interested in a horse property
  • How to reframe what buying a home looks like in this market

  • Payment-focused vs. price-focused buyers

Key Points

Why buyers love Southeast Pinal County

The Southeast Pinal County area has many draws that make it an attractive area to buy. It attracts a lot of snowbirds looking for a warm escape in winter, and there are communities with great amenities and all sorts of clubs for them to enjoy.

The area also caters to people who are looking for horse properties – a niche that Dani actually specializes in. There are going to be things people want in a property that are very specific to the equestrian lifestyle, and Dani’s experience and passion for this area and niche is a huge advantage for clients. She can help them navigate the market so the property they buy ticks all the boxes.

The end of a decades long sellers market

After the last crash, we were pretty much in a seller’s market for years – of course it became more extreme in 2020 and 2021, but we’d all become accustomed to operating in a seller’s market. Now, we’re flipping into more of a balanced and even a buyers market, real estate professionals have to aid their clients in the adjustment by educating them.

The reality of selling in this market

Helping sellers understand the market we’re in now isn’t just about disassociating them from the conditions we had 6 to 24 months ago. It’s also about getting them to understand that each city, zip code and subdivision is its own ecosystem with its own supply and demand patterns. In some areas, houses aren’t selling at all, so their home sitting on the market has less to do with their particular property and more with what’s happening around it. It’s not just the house, or even the price; if people aren’t buying they have to be patient and wait for the buyer, and that’s how they’ll win out in the end.
