If we compare the market we’re in now to the market conditions we had in 2020 and 2021, ‘complete 180’ would be the best way to describe it. Selling a home isn’t as simple as just getting it on the market without much of a strategy, a lot more needs to be done to have a great outcome. Buyers have a lot more leverage, and even though interest rates are higher, they have the opportunity to get themselves into a great home. 

When we were in more of a seller’s market, some of the most important traits of great agents became a lost art. Marketing a property, setting expectations, asking the right questions, and preparing clients for the current market – these are all things that are more important than ever before.

With everything going on with interest rates, it’s understandable that buyers are hesitant to go through the process of getting a home right now, but in many ways the market is way better for buyers than it was in 2020 and 2021. There are way more homes on the market, meaning there’s more competition among listings so sellers are more motivated to come to a deal. As a buyer, there are way more concessions you can get from the seller. You can ask for the seller to cover closing costs or even ask for certain repairs to be made before you buy the home. 

Shifting the seller’s expectations (09:27 – 13:59)

The last couple of years were really amazing for sellers – just about any home that was listed got snapped up quickly, often with multiple offers and going way over asking. Many sellers still think that they are in that market, but now it’s a complete 180 – there are many more homes on the market and to get a deal over the finish line, concessions will have to be made. This is where an experienced agent can come in, prepare the seller and remind them that even if their home is worth less than it was in 2021, it’s still worth more than you bought it for, so you’re still winning out in the end.
