Every client you’ll come across is different, and if you spend less time selling and more time listening and adapting, it makes it that much easier to solve their problems. By being liquid, and taking a consultative approach, you can figure out what’s the best way to guide and serve them at the highest level possible.

We’re still reeling from the market we have over the last 2 and half years, and we have to prepare buyers and sellers accordingly. Even with the best marketing strategies, a home won’t sell overnight and it certainly won’t go way over asking because that’s just the nature of the market we’re in.  

Nothing matters more than pricing right now, and having the pricing conversation upfront sets the right expectations. It also prevents the stress and hassle of pricing too high and having to bring the price down when it inevitably doesn’t sell. The market doesn’t lie, if you price everything accordingly, you’ll have no problem getting the home sold.  

Don’t knock open houses (13:13 – 16:59) 

Open houses maximize the exposure of a home a lot more than any other marketing strategy. By opening up the home to foot traffic, you’re giving the property a huge audience – from the curious looky-loo and the nosy neighbor and down to the guy mowing his lawn across the street. It’s a right place, right time event that helps you build connections as a Realtor, while also giving people access to viewing a home without the hassle of calling their Realtor. You’re lowering the barrier of entry for viewing the house.  

Why Warner Groves and Arcadia are so special (17:47 – 24:44) 

Warner Groves (85296) is a newer neighborhood that’s really come up and developed wonderfully. With tree-lined streets that take you out of the desert, different types and sizes of homes, phenomenal parks and bike paths, and a great dining scene – Warner Groves has a lot to offer.  

Arcadia (85018) is an older area with a lot of history. Tre is a third-generation Arizona native, and his grandmother still lives in the Arcadia house she grew up in. The area offers a variety in shopping and dining, it’s not far from all the stadiums and the airport. There are a lot of big lots there lending to a lot of creativity in terms of architectural styles and home designs. You get to see styles and finishes you don’t see anywhere else.
