In this market, data is king. It’s impossible to get more than what the data says the home is worth. Sellers are always going to believe that the home is going to be worth more, but in a market like this, pricing the home incorrectly will likely lead to a delay or a hold-up. Always bringing it back to the data is what will help the seller move forward and make a decision that’s right for them.

The understanding many buyers and sellers have about the market is based on a widespread perception that is often very far from the reality of their market. A lot of what’s out there about real estate isn’t relevant to your specific market and your specific goals, even if you found it on Google. The more localized and personalized information you’re dealing with the better, and the less frustrating the transaction will be for you. Don’t work off of information from other states, take the news with a pinch of salt and stay away from online forms and mortgage calculators – the information isn’t hyperlocal and you risk your data getting sold. Talk to a local agent who can tailor the strategy to your specific needs and concerns.
